When southerners pull out scarves and turn up the aircon, the Noosa region enters its serene winter season. Think crisp, clear mornings and sun-drenched days, all locals and visitors treasure. Some even say it’s the best time of the year! 

No retreating indoors, here it invites you out to enjoy a stroll along quiet beaches, an early morning surf, long walks in numerous national parks, a laid-back blend of luxury and local charm, and why not a long lunch beachside in the sun. The school holidays are soon upon us, and bound to bring a big burst of energy, proving that even in the cooler months, life here is anything but chilly.

Contrary to the cooling weather, the real estate market is set to go from warm to hot with the federal election behind us, a second interest rate drop making borrowing more affordable, plus added confidence. Every interest rate down cycle since the 1980s was followed by substantial rises in real estate values, and I’m sure this one will not be an exception. It’s quite simple - buyers have the capacity to borrow more, and also the interest earned on money in the bank will decline, encouraging some investors to shift their cash into real estate

And what better place to invest than the Noosa region with its undeniable track record and allure.  The hotspots are always those directly on the beach or on the water - radiating with proximity and views the drivers of appeal and value. You don’t need a big budget to be close enough to the beach to walk as there are still some apartments available sub $1 million, but you had better be quick as their days are numbered.

The mood of the market continues to be positive with the team selling around $60-$80 million of property most months, the majority sold at auction. Clearance rates have been averaging 72% with two to three registered bidders at most. Some record auction sales have been achieved in recent weeks including $4 million for a waterfront townhouse in the Driftwood complex and $5.2 million for a stunning house in Casuarina Court, both in Noosaville, and each attracting three registered bidders.

At the top end we negotiated a vacant 600m² waterfront block sale on Noosa Sound for $18 million, and a Noosaville house over $15 million. There’s always a lot going on behind the scenes in real estate, with some of the under the radar sales being unable to be disclosed until after they appear in public property records.
