BLOCKBUSTER PROPERTIES PROPEL MARKET – September 30, 2024
It was a resounding statement of confidence for the Noosa property market, when two houses touted as ‘blockbusters’ sold three hours apart at auction for a combined eye-watering $30 million. They were hot on the heels of other premium sales agents recently transacted on Noosa Sound of $30 million and $20.5 million.
“The mood at the auctions was electric, and so exciting,” commented Tom adding “both houses were jam-packed with spectators and each had five bidders who knew it was now or never. When you think about the financial capacity of the eight bidders who missed out, it means over $100 million is ready to invest, so the search is on for other equally appealing properties.
“The Team and I fielded around 500 enquires throughout the two campaigns which leaves no doubt about the staggering interest in local real estate.”
The first to go was 38 Seaview Terrace Sunshine Beach, a 5-bedroom architect designed beachfront house, owned by a Silicon Valley based expat for the past 29 years. The intense bidding culminated in the fall of the hammer amid raucous applause at $13.1m to the delight of the successful buyers, who had been considering coastal homes from Byron Bay to Noosa.
The action then shifted over to the other side of the Noosa National Park to 3 Allambi Rise in popular Little Cove, high on the escarpment overlooking Noosa Main Beach. The1960’s cottage had been the holiday home of the same Melbourne family for 49 years. Developers, intending home builders, and investors battled it out to $16.9m while whales breached in Laguna Bay and a huge thunderstorm exploded overhead just as the hammer fell.
Noosa is becoming a top tier National and Global destination, and its real estate market is simply unstoppable. For those waiting for a correction in the market and for prices to come down, will unfortunately be left behind. ‘I could have bought, I should have bought, and prices are too high’, are amongst the many similar phrases so often heard, however the future will continue to repeat the past, given its myriad natural assets and so much more. There really is only ONE Noosa.
Ones to Watch
Other premium properties to hit the market in recent weeks are two exquisite waterfront homes on Noosa Sound and a rare 4-bedroom penthouse in the popular Hastings Park complex directly opposite Noosa Main Beach, also the stunning private riverfront family home of renowned designer Paul Clout and his wife, on Gympie Terrace Noosaville.
