Prestige Property Market Update

Autumn powers on with prestige sales | May 2022

Autumn sales continued strongly in Noosa and we are delighted to report more prestige property milestones. The sale of a $28.5 million recently constructed home on 636m2 at 24 Arakoon Crescent is just a few doors up from a $21.5million sale we negotiated in February and 20 beach towel lengths from #20 we sold for $14.25 million late 2021. The Sunshine Beach record however belongs to another property was sold which is still bound in confidentiality. We sold a classic old beachfront house at 20 Park Cres close to $10 million, a few doors from a vacant block at number26 that we sold in March for $11.2 million.

Sunshine Beach was not the only place where the market was running hot during autumn as Noosa Sound shared the spotlight. A house at 53 Witta Circle changed hands for $19.5million, and along famous Noosa Parade there were three houses sold including number 50 for $15million, and numbers 32 and 22 at higher levels which we can disclose after they settle. Just listed in Noosa Parade is a magnificent Tim Ditchfield designed 7 bedroom waterfront house at number 68, scheduled for auction in June. Nearby on a vacant waterfront site that we just sold at 19 Key Court we are inviting early expressions of interest in a new designer home to be built.

A 1.2km $8 million boulevard streetscape transformation of Noosa Parade is underway and due for completion in October. There will be wide footpaths, dedicated cycle ways, modern LED street lighting, and over 8000 shrubs planted. This modernization will have a positive effect on the value of all Noosa Sound properties

Noosa Main Beach’s most notable sale was the $9.1million sale of a top floor 115m2 dual letting apartment in Tingirana, equating to over $85,000 m2, comparable with the finest in Monaco and Paris. Just listed for sale we have a beautiful beachfront garden level 3 bedroom apartment in Maison Noosa scheduled for a June auction. Another 3 bedroom apartment in Hastings Park at the Paris end of Hastings Street is the hottest prestige property in the area right now and seeking offers over $7million.

 

Noosa Waters Record $10,000,000 sale at auction

 

Noosa Waters continues to be extremely tightly held with only 8 properties on the market out of 1000. We auctioned a beautiful Hamptons style home at 60 the Peninsula which resulted in a $10,000,000 new record set at auction for the Noosaville estate.

Peppers Resort off the end of Hastings Street continues to appeal with a buyer fending off 6 other bidders to finish at $4.04million for a 3 bedroom apartment spread across over 300 m² at our auction last weekend. Our company handled the original project marketing in this popular resort and has continued its close association, transacting 35 out of the past 44 sales over the past 2 years.

Proving that Noosa remains affordable, our 2 lowest sales for the month came in at $821,000 in Peppers Resort, and $825,000 just over the bridge from the Sofitel in Motel Caribbean, both one-bedroom apartments.

As we now head into the cooler months we look forward to welcoming back our southern based winter friends seeking warmer weather. The weather might be cooling but the real estate market is expected to stay hot with the election now behind us, interest rates remaining at basement levels despite a slight increase, listings remaining tight, and a backlog of buyers wanting to make Noosa home.
