Sale Sets Queensland Residential Record
A $40,000,000 whisper in Noosa's coffee shops for months became fact when the titles to 32–34 Noosa Parade formally changing hands, the highest price ever paid for a Queensland home.
It is another milestone in Noosa's rise into the top tier of Australian real estate.
This is the most recent of many sales over the years that have established Noosa as amongst the most valuable real estate in the country. It reinforces the confidence buyers have in property of this calibre. They understand the supply side will always be finite, and that it is becoming more tightly held with every passing year.
The house itself is no mansion. It is a 1980s-vintage home on twin waterfront blocks on Noosa Sound.
It was near impossible to acquire two adjoining blocks like these. There are only four other pairs on these waterways, and owners simply won't let them go. Six-hundred-square-metre blocks were quite adequate back in the 1970s when the area was developed, the houses were much smaller, often project homes. Today, with demand for larger homes, the options are to buy two blocks, put in a basement level, or do both.
There are now around ten modern homes here with basements. We have a client proposing two storeys of basement below ground level. Because the land is so precious, creating an extra floor below ground makes sense, it requires no additional land investment, just the construction cost.
The property sits on a combined 1,222m² of deep waterfront land with two jetties. The location is often described as the Holy Grail of Noosa, prized for its proximity to the Hastings Street restaurants and shopping, and an easy walk, towel over the shoulder, to Noosa Main Beach.

The previous Queensland residential record, also negotiated by the Offermann agency, was $34 million, set in Sunshine Beach in 2021 for a modern beachfront residence on Webb Road with more than 2,000m² overlooking the patrolled beach.
The previous high for the Noosa Sound waterways was $30 million in 2024, for a newly built Tim Ditchfield-designed house on Witta Circle, again sold by Offermann's team.
Capital gains on properties like this have averaged an incredible 15 per cent per annum since the land was released in 1974. People hang on to prime real estate, so there are few for sale, and Noosa's tight town planning provides little scope for additional housing. Essentially, someone must move out for someone else to move in.
