From Visitors to Residents: The Magnetic Pull of Noosa’s Lifestyle – January 25, 2024


There is little doubt that many new love affairs with Noosa were spawned as Noosa swelled with visitors over the summer holiday break, some for the very first time and others as part of their annual pilgrimage to the sun and sand.  Returning home many will now have thoughts of one day calling Noosa home. There’s often plenty of encouragement from family or colleagues who made the move earlier. The allure of Noosa’s enviable natural resources and relaxed lifestyle are hard to resist and this cycle consistently drives demand for property.


Sales activity during January continued the momentum of the fast and furious sales in December including Queensland’s residential highest sale of the year at 33 Ross Crescent in Sunshine Beach which sold for $28 million.

Amongst the record breakers the stunning 19ha lakefront Barellan Estate at Lake McDonald found new owners in early January at $10.2 million setting a new hinterland record price.


The Noosa Springs golf course precinct also hit new highs with the record $8 million sale of a home on a 2252m2 site with a northerly aspect and views of water from every room. We currently have several superb quality homes on the golf course available which are offered at prices that they could not be replaced at with today’s high building costs.

Auction is firmly established as the dominant method of achieving top prices in Noosa, achieving results that are sometimes well above what we or the owners imagined possible. One auction recently achieved 80% + above reserve, but we recognize that was an anomaly, but not for the owners who pocketed the difference after two opposing bidders just wouldn’t give up before the house sold for $3.5 million.

Usually though, sales are around expectations and are on a cash unconditional basis which takes all of the anxiety out of the post contract period.

A great example was the sale of Azure, a five bedroom home on McAnally Drive with one of Noosa’s most stunning pools overlooking the ocean selling at auction for $13.5 million.  Five registered bidders, which is about our average for most auctions, competed for the keys.  In the coming weeks we will be offering two other homes in the same street so watch this space.
