Sun-drenched north aspect, deepwater frontage, 4-minutes to Hastings Street and rarer than you think!

A deep-water property on Noosa Parade has sold for $40 million, the highest price ever paid for a house in Queensland, and another marker in Noosa's long climb into the top tier of Australian real estate.

Occupying two adjoining blocks on Noosa Sound, with mesmerising views across Woods Bay, the 1980s residence has been restored with restraint rather than rebuilt, and sits on a combined 1,222 square metres of deep waterfront land with two jetties.

It’s so far from easy to acquire two adjoining blocks like this site. There are simply four other pairs on these waterways, and owners simply won't let go.

The scarcity is a legacy of how the Sound was laid out. Six hundred square metres was deemed adequate in the 1970s, when the houses were much smaller, often project homes. Today's buyers want considerably more.  Their options are buy two blocks, or put in a basement level, or why not do both. There are now around ten modern homes here with basements, and we even have a client proposing two storeys below ground. When land is this precious, an extra floor underneath makes sense. No additional land investment, just the construction cost.

Locals call this stretch on Noosa Parade the Holy Grail of Noosa. The Hastings Street restaurants and shopping are minutes away, and Main Beach is an easy walk with a towel over the shoulder. The aspect is due north, the outlook panoramic. Then there is the jetty, a passport to the Noosa River, the Everglades, the Lakes and the Coral Sea just around the corner through the river mouth. Whale watching, fishing, or simply boating about at dusk. Utopia.

Each of the benchmarks this sale displaces was also negotiated by our team. The previous Queensland record of $34 million was set at Sunshine Beach in 2021, more than 2,000 square metres on Webb Road overlooking the patrolled beach. The Noosa Sound record of $30 million, a newly built Tim Ditchfield-designed house on Witta Circle, followed in 2024. Last month 31 Witta Circle changed hands at $19.2 million, a gain of $1.6 million in a single year of ownership, with no improvements made.

Numbers like these are not accidental. Capital growth on these waterways has averaged an extraordinary 15 per cent per annum since they were released in 1974. People hold onto them. Noosa's town planning leaves little scope for additional housing, so in practice, someone must move out. before someone else can move in.

Noosa Heads was again the only regional suburb in the country to appear in the national top 30 for $5 million-plus sales, with 27 transactions, maintaining its position as Australia's most established regional prestige market.

Buyers understand supply will always be finite, and that it becomes more tightly held with every passing year. Well-travelled clients tell me there is nowhere else like it on the planet. Yes, there IS only one Noosa.
