Market cooling? It’s sizzling around here!

Luxury plus direct beach access - 21 Crank Street, Sunshine Beach    

Once again there is only one Noosa when it comes to defying trends, such as Brisbane’s property market showing its first real sign of cooling after years of growth.


A perfect example was the Tom Offermann Real Estate pre–Anzac Day auction of three properties which all sold prior. The socials that night were dominated by happy people jumping for joy in front of Offermann signs.


Earlier that week we had the monumental pleasure of handing over the keys to the beaming new owners of beautiful homes in Maher Terrace and Webb Road in Sunshine Beach, which transacted for $12.3m and $15.15m. The buyers of both were long term clients, which is a testament to the benefit of maintaining trusted relationships with property owners who list with us.


Keystone sales like these, build upon the confidence buyers already have in this popular beachside location, also home to many of Queensland’s landmark residential sales, including the highest which we sold for $34m.


One suburb further along the eastern seaboard is Sunrise Beach, where the top sale record toppled in February, in fact it more than doubled, with the sale of Maravilla, am outstanding beachfront residence proudly purchased by an overseas family for $27m. Building a home of this calibre filled with bespoke furniture and curated artwork was a bold and highly successful move by the developer. We were fortunate to closely work with them from the land acquisition, through the design and construction phases until the handover around three years later.



If you are thinking, gosh ‘so sorry I missed that one’, the good news is the same developer and builder are well advanced on another masterpiece on land we helped them purchase in Webb Road, Sunshine Beach, considered by many as the Holy Grail street, located near the hub of the village. We’ll proudly hand you the keys around November this year, just in time for your first family Christmas in it. Heck, we’ll even set up the Xmas tree for you! If you cannot wait that long, ask about 21 Crank Street just around the corner. It’s a superb residence with gorgeous Coral Sea views and a path leading from the back gate directly onto squeaky white sand.


Meanwhile at Noosa Heads, real estate records are about to be rewritten with a new Queensland record. Details of the sale will be announced once it appears in the public domain, but until then the whispers keep circulating, and well shared in cafes around town. Nearby on Witta Circle, a waterfront residence has just been re-sold for a lot more than the $17.6m transacted just last year. Again, the parties were all long-term clients, and the deal was sealed after one short inspection.
