Prestige Property Market Update September 2023

POSITIVE MARKET BUZZ CONTINUES | aPRIL 26th 2023

 Despite the headwinds of higher interest rates, there is no shortage of buyers ready to pounce when a property they like comes onto the market, provided the price is reasonable. Although median prices throughout Noosa have softened over the past year, buyers are seeing this as an opportunity to purchase with a little less competition and more choice.

The residential buying activity has been across all areas from country to beach, for people wanting to invest and also to live here permanently. Downturn, what downturn? They just want to live or invest in Noosa now.

April Sales Snapshot

Noosa North Shore: Always a favourite location for beach and water enthusiasts, a home at 13 Maximilian Road sold circa $4m.

Noosa Springs: Golf course estate four-bedroom home sold immediately after auction. What a choice the new owners will have; wake up tee off in their backyard or drive just 3 km to the beach.

Noosa Sound: A ’75 vintage restored brick home at 6 Key Court just 500 m from Hasting Street sold immediately post auction circa $3 million. We will also be announcing 2 new waterfront house sales shortly, following on from 49 Witta Circle which we sold for $19.5 million.

Little Cove: A 3-bedroom duplex apartment at 29 Allambi Rise with majestic ocean views lit a fire under multiple interested parties leading to a sale prior to auction in the $7 to $8 m range.

Noosa Heads Beachfront: The details will soon be released about two apartments sold along the beachfront. One of them shows a staggering 78% premium over the most recent sale in the complex in 2020.

Noosa Waters: A waterfront home at 1 Shorehaven Drive on a huge 913 m² allotment sold for just under $4m, and nearby a new house at 8 Ely Street slated for auction sold in the first week of marketing in the high $2m range.

Sunshine Beach: A 3-bedroom home at 37 McAnally Drive was a crowd pleaser at its auction selling for $5.65m under the hammer.

Peregian Beach: 4 properties sold in this ever-popular area ranging from $1.7m for a beachfront apartment to a house in the $7-$8 m range. 16 Shearwater Street sold at auction for $5.3 million.
