Property Sales Glisten in Winter Sun – June 19, 2023

Another huge month for the team at Tom Offermann Real Estate, experiencing big attendances at auctions and several price records broken. At 6 Pelican Street Peregian Beach the crowd flowed out onto the street of the 1960’s beachside cottage, 10 registered bidders were  equally excited however it was ultimately sold under the hammer to a Brisbane couple for $2.55m. Nine buyers with similar budgets remain and are ready to buy with our agents busily searching for new listings.

This strong interest in Peregian Beach is reflective of a significant surge in activity along Noosa’s eastern beaches with a number of sales above $5m, including $7.5m for 51 Tristania Drive Marcus Beach, a new record. Authentic unspoiled beachside living is definitely in vogue.

One of just a few vacant allotments in Little Cove, at 11 Little Cove Road, near the entrance to the Noosa National Park, went to auction but surprisingly failed to reach the reserve price. It sold soon afterwards in the $5m range to one of Noosa’s most respected home builders, so register your interest for a spectacular residence which is expected to be completed in 2024.

A new record for Noosaville homes was also established this month, and details are under wraps at the request of the parties until settlement. At the auction of a 4-bedroom house at 7 Honey Myrtle Road Noosa Heads just 3km from Noosa Main Beach, there was intense bidding before finally selling for $3.5m. This was a new record for Elysium Estate Noosa.

Sales generally reflect a very positive market, however the aggregate sales across the Noosa Shire reflect a very different story. Settled sales in March were $169m, $155m in April and $72m in May. The corresponding May totals last year were almost triple at $202 million.

So, what does all this mean and how healthy is the market?

Post boxes and media are filled with conflicting reports, and deciphering is understandably difficult. Statistics show these reports are based on figures from about six months ago. That is the time it takes for a property to be listed, sold, settled, and to make its way into public records. Rear view data is not useful for making future decisions.

To really know what is going on, it is best to have advice based on forward looking data and focus on the precise attributes and locality of the individual property.  It really is invaluable knowing the up-to-date trends, and more importantly, what lies ahead over the next three to six months before deciding to stay or move.
