PRESTIGE PROPERTY MARKET UPDATE

SPRING BLOSSOMS WITH AUCTION FEVER – October 24, 2023

Thrilling times with the Auction Spectacular well underway! Fourteen properties have been snapped up and Spring Fever remains in the air for properties yet to go under the hammer.

Apt 6/8 Quamby Place, Noosa Sound. Sold at auction $4.65M

Early birds couldn’t resist the allure of five properties, making offers prior to auction, thus securing dream homes without having to compete on auction day. Sellers of course were also thrilled with sales guaranteed, and more time to plan the next move with confidence. Accepting offers before auctions are not always easy, however when  it happens it’s a win-win for both parties.

Amongst those sold before auction was #14 The Hastings, part of an interesting complex of 25 townhouses and eight shops on Hastings Street. Several of the early 1980’s-built demountables, have recently been replaced with contemporary ultra high-quality town homes, a trend which is certain to continue as other owners follow the lead.

The original townhouses, marketed as beach house were fabricated off-site in four pieces, transported to the site and took about a day each to assemble. What great foresight by the original developers who understood from the start, that demand for the location would grow and in time each townhouse on their own allotment would be replaced.

During auctions, excitement reaches its peak when all the interested buyers get a chance to compete for their desired property. The auction of Las Rias apartment 6 on Noosa Sound’s Quamby Place was particularly thrilling, given its waterfront position and stunning river views. Bidding took place right in front of the apartment, and even a passing boat made a joking bid, adding humour to the event. The serious bidding continued, and the property ultimately sold for $4.65m, with applause and much cheering.

Another waterfront gem, 32 Mermaid Quay in Noosa Waters, also found its new owner through a rousing auction. This single-level canal front home, situated at the end of a quiet cul-de-sac adjoining a park, fetched $3.9m. The lucky buyers now look forward to enjoying the tranquility and beauty of their new prized Noosaville address.

For properties that weren’t sold prior to or at the auctions, negotiations are quickly conducted, often on the same day. With our high clearance rate around 90%, the combined efforts of 22 experienced agents, strategic office locations, and top-notch marketing ensure that every property is showcased to its full potential and reaches the right audience. Don’t miss out on the remaining Spring Auctions! Join us and witness the excitement as buyers and sellers come together in search of a perfect match.
